Presentation is everything - it can be the difference of achieving an outstanding result and also the difference of your home being sold in a reasonable amount of time.

At any time on the market your property is in competition with other similar homes currently on the market - its all the little things that can make the difference of your home selling above the others and for better prices.

  • "First impressions count" - when your home is "for sale" the front of your home is on show seven days a week.  Interested buyers will drive by - make your home inviting. Keep lawns and gardens neat and clean - front fences painted and in good repair.
  • "Make the home inviting" - when potential clients inspect your home - de-clutter, remove unwanted furniture (keep the home clean).
  • "Let the sun shine in" - open blinds - allow as much natural light as possible.
  • "The smell of success" - when you open the blinds - open the windows, let some fresh air in. Odours from smokes, dampness, animals etc can be a real put off - replace them with inviting scents such as freshly baked cakes, freshly brewed coffee or burn some fragrant oil - make the home inviting.
  • "Mans best friend" - Most people love dogs, however it is still better to remove them during any inspections.
  • "My home is your home" - When inspections are being carried out, buyers are alot more comfortable when the vendors are not home - it is difficult for them to get a sense of ownership - when the owners are still in the home. 
  • "Play us a song your the piano man" - soft music in the background is a nice touch for inspections and open houses.

Timing

Buyers for a property can be found all year round however it's not often that a purchaser for your home is out there, just waiting for you to put your home on the market. Timing, presentation and advertising are all required to bring buyers and sellers together for the best result.

The most important part with timing is that when the marketing commences that your home is ready for buyers to view.  All the little things (see selling tips) have already been completed before buyers are aware that your home is "on the market".

A well presented home, that is available to view with easy access and is priced correctly in the market place will ensure a great price is acheived in a reasonable time frame.

Presentation

  • Where possible de-clutter your home
  • Open blinds & curtains - allow as much natural light as possible
  • Remove shoes from the front and the back door
  • Place your cars in your garage or away from the front of your home
  • Mow lawns and mulch garden beds if required
  • Tea towels on the oven, fridge magnets and clutter around phones should be removed
  • Any appealing features - such as open fire places should be lit
  • A fresh bright bunch of flowers placed stategically
  • Minor repairs should be carried out - little things do count
  • Hot or cold: if its warm out - have the airconditioning on and if its cool have the heater on
  • Open windows and allow fresh air into the home
